Architectural Control Committee

Campbell Glen is a Planned Unit Development (PUD) governed by Articles of Incorporation, Declarations, and By-laws adopted in conformity with law. The responsibility for maintaining the quality and design standards in Campbell Glen resides with the individual homeowner and the Owners association.

Bylaws, Article XI, Section 1, page 7:  The Board of Directors shall appoint a Architectural Control Committee as provided in the Declaration as provided in these Bylaws; making this a standing committee.

Covenant enforcement is for the purpose of protecting the value and desirability of homeownership in Campbell Glen and is expressly agreed to by every homeowner upon acceptance of a deed.

Architectural control and oversight are required in the developer’s Articles of Incorporation, the Declarations and the Association’s Bylaws. No structure may be altered, erected, placed, or permitted to remain on any lot until properly documented construction or alteration plans are submitted to the Architectural Control Committee (ACC) and approved in writing by the ACC as to quality of workmanship and materials, harmony of exterior design with existing buildings and structures, location with respect to topography and finished grade elevation; and does not pose a safety, nuisance or ownership issue with the property, and other any homeowner or to the neighborhood.

To request an alteration to the structure or lot, please submit the Architectural Request Form with adequate time for the ACC to perform due diligence prior to the homeowner’s anticipated start date and to receive written approval from the ACC prior to commencement of any improvement or alteration. The ACC will review the request to ensure the request complies with the Associations governing documents and is in harmony of exterior design with existing buildings and structures and is not, or may not become, a nuisance, or cause unreasonable embarrassment, disturbance, or annoyance to other homeowners in the enjoyment of their lots or living units or in the enjoyment of common properties.

Please be aware any improvements or alterations performed not as described in the homeowner’s architectural request or not in compliance within the conditions of the ACC approval are subject to corrective actions by the Association up to and including removal at the owners expense.
